Charles P. Waldron, Founding Member

Mr. Waldron has 35 years of industry experience in large-scale commercial property management. His responsibilities, both at the property level and corporate level, included Executive Level Reporting, Budgeting, Accounts Receivables, Operations, Maintenance, Capital Improvements, Construction, Energy Management, Security, Sponsorship and Marketing. Additionally, his duties would dovetail and require his involvement with New Project Developments & Openings, Major renovations, Tenant Coordination, Acquisitions, Dispositions, Human Resources, Risk Management, Leasing, Leasing Development and Strategic Planning.

Prior to the formation of Meritage Retail Investment Advisors, LLC he spent thirty one years with The Macerich Company, a publicly traded (NYSE) real estate investment trust (MAC) that acquires, owns, redevelops, develops, manages and leases regional and community shopping centers throughout the United States. Macerich is one of the country’s largest owners, operators and developers of major retail properties to a peak of 72 centers with 76 million sq. ft. and a market capitalization of over $7B. In his most recent position with MAC, he served as Senior Vice President of Property Management and had responsibility for the company’s entire portfolio. He directly supervised seven Vice Presidents, was the Department Head for 80 Property Managers and had general oversight responsibility for over 2,200 field-based personnel. The property management responsibilities encompassed the full gamut of property responsibilities including general operations and maintenance, energy management, procurement, budgeting, A/R management, security, capital projects, personnel management, customer relations, marketing, community relations, risk management, sponsorship, common area income initiatives, tenant coordination and construction.

    • Company transition from private partnership to REIT status
    • Company growth from 13 to over 75 properties
    • Development of Manager Training Program
  • Oversight over $1.1B in portfolio NOI
  • Oversight of $35M common area revenue program
  • Oversight of over $140M annual spend in Capital Projects
  • Coordinated $9M portfolio reduction of controllable expenses during onset of economic downturn
  • Developed industry unique structure to create Security & Guest Services department, which improved performance & engagement, employee retention, morale, reduced overtime hours, increased training and resulted in a significant reduction of incidents and decreased risks.
